We are in receipt of your recent enquiry regarding an archived matter.
Please be advised that all necessary documentation should have been provided to you at the time of your
transaction, and in the case of a purchase, we would direct you to the Report that would have been sent to you. This
report covers the legal points pertinent to your purchase of the property. If you wish to now receive further legal
advice as to the property, then this would be charged separately and is not covered by your original retainer with us.
If at any time after 14 days you subsequently require the original papers or any copies of your original papers,
whether you provided these to us or we have sent or received during the course of your matter, please contact us.
After physical papers have been placed in our storage system we will charge a fee of £150 plus VAT to recover them.
Any request for copies of papers held electronically will be charged at £150 plus VAT. If you should require both the
charge will be £300 plus VAT.
We strongly encourage you to review your records thoroughly, as you should have received everything necessary at
the time of purchase. Furthermore, we do not always retain copies of all documents, and therefore we may not have
copies of original documents retained on file.
Please note that retrieving a file from our archives can take up to 15 working days.
Files are subject to destruction after 6 years in compliance with our document retention policies, consequently,
we regret to inform you that we are unable to assist with requests for files or documentation outside of this
timeframe.
For your convenience, information regarding title deeds can be downloaded from HM Land Registry at:
https://www.gov.uk/search-property-information-land-registry, and you can access planning permissions and
building regulations documents direct from the local council’s website.
If you require duplicate NHBC documents, you may obtain them by following this link:

If you still wish us to proceed with retrieving the file, please provide the following information and we shall raise the
initial retrieval fee bill, which you will need to settle before the file is called from archive. We will then review the
documentation to be sent to you and provide an estimate of the further costs for copying and postage before
further copies are provided.
